Overview


Asset Management / Disposition


The primary activity of the company from 1991 through 1997 was the market-timed acquisition, management, re-positioning, and disposition of suburban office buildings.  Major market penetration included
Denver, Colorado and Phoenix, Arizona.  HMB was a leader in the acquisition of properties through the government-sponsored Resolution Trust Corporation (“RTC”), as well as from savings & loans and commercial banks.  The company used creative and cutting edge strategies for both direct property purchases as well as the acquisition of debt positions that were converted to ownership through foreclosure.  Through its full-service management and leasing company, HMB re-positioned the properties over their holding period, creating significant asset appreciation and generating investor returns in excess of original projections.  The portfolio of over one million square feet was sold in 1997 for more than $100 million.

 

Development

 

Lifestyle Community Development – In 1998, the company re-directed its primary business focus to lifestyle community development.  Major land acquisitions were made throughout the western and southwestern Unites States; by design, the holdings were in different stages of the development cycle, which allowed for the orderly implementation of the company's business plan.  Over the last ten years, the company has established itself as a leader in the development of residential properties designed to capture the demand associated with America's changing lifestyle and demographic trends, specifically the evolution of many of the seventy-five million Americans known as "Baby Boomers" to a high quality exurban/resort lifestyle.  Projects have included a residential condominium development in Summit County, Colorado; resort land developments in Sonoma County, California and Wickenburg, Arizona; a 600-acre master-planned residential subdivision in Santa Fe, New Mexico; a golf community in Kerrville, Texas; and a high-end custom/spec home project in Los Cabos, Mexico.

Urban Redevelopment / In-fill – HMB’s development experience includes the acquisition, entitlement, planning, design and construction management of urban in-fill and redevelopment projects.  Past ventures include a 600-acre master-planned mixed-use project in Denver, Colorado, which was successfully entitled and sold prior to ground-breaking; investor returns exceeded initial projections.  Currently, through its full-service development management arm (HMB Development Services, LLC), the company is managing the re-development of a 30-acre in-fill assemblage in Denver, Colorado that, upon complete build-out, will include approximately 2,000 residential units and 400,000 square feet of commercial space.
