Overview


HMB Property Services, LLC, an affiliate of HMB Partners, Inc. (collectively, “HMB”), provides a full line of real estate asset management, receivership, disposition and other services to banks, owners and other clients.  Our objective is to maximize value for our clients through a process of strategic management and informed decision-making.  Outlined below is a brief description of HMB’s service offerings.  For additional information, please contact Don Beauregard or Tom Morrill at (303) 370-0021.

Asset Management

Providing real estate management services to both institutional and private owners, HMB’s twenty-year history allows its clients to draw on vast skills and experiences in nearly every discipline of real estate investment, ownership, operations, management, development, re-positioning, and finance.  HMB’s expertise is rooted in its hands-on operating approach, with past assignments including construction management, income property management, renovations/redevelopment/re-positioning, golf club development & management, zoning/entitlement processing, brownfield development, asset disposition services, sales & marketing program development, administration of HOA and Architectural Control Committee operations, and financial administration & reporting.

On behalf of its clients, HMB formulates a strategic action plan specific to each assignment, and executes a business plan designed to maximize value based on the unique circumstances of each asset.  HMB employs a straightforward yet comprehensive approach to asset management, assigning key personnel to each project to ensure expert management in all phases of the investment cycle.  HMB prides itself on its unique approach, which combines an entrepreneurial operating profile with institutional-quality management, ownership reporting, administrative support and back-office depth.

Property/Construction Management

HMB and its principals have owned, developed and managed real estate assets across a wide range of product types and geographic locations.  From the ground-up construction of condominium projects, single-family custom homes, golf communities and residential subdivisions, to the active management of over 1 million square feet of office properties and multi-family residential units, HMB’s service platform draws on extensive experiences and a proven track record in all aspects of construction and property management. 

With a keen understanding of the value enhancement requirements of many struggling real estate assets, but with an appreciation of the cost sensitivities of such, our objective is to maximize value to the property owner through optimization of project scheduling, design and construction attributes, marketing efforts, and the overall scope of work.  Whether the situation requires the completion of a partially-constructed condominium project, finalization and maintenance of horizontal infrastructure, commercial leasing and tenant build-out, interim golf course operations, or the rebranding and re-launch of project sales, HMB offers a full range of management services designed to meet the unique needs of its clients.

Receivership Services

HMB provides receivership services and direct management services to receivers in situations where third party financial oversight, property operations management, and/or asset disposition are necessary to protect a lender’s interests during a foreclosure proceeding.  From rent collection to expense management to physical & financial asset control, HMB has a unique ability to understand and address the various challenges faced by banks holding defaulted and/or stressed real estate loans. 

Services typically include some or all of the following: analyzing the overall physical and financial state of the asset; systematic review of property documentation (leases, contracts, service agreements, insurance, etc.); review and stabilization of property operations, including deferred maintenance, any potential code issues, day-to-day vendor management, etc.; implementation of a cash management program; assistance with tenant retention; development and implementation of a strategic business plan, including coordination of any required capital improvements and development of marketing strategies for sales, leasing and/or disposition; and assistance with the development and implementation of an exit strategy.

Transitional Management / Asset Monitoring

HMB provides interim management, project assessment, and asset monitoring services to stakeholders in real estate transactions, generally in stressed situations. These services are generally designed to support or perform activities related to work-out or turn-around plans.  Our services typically include some or all of the following: assessment of the reliability of reported financial and operational information; assessment of management capabilities; interim executive leadership during a transitional phase; short or longer term board of director representation; and management oversight to ensure that work-out/turn-around plans are meeting agreed upon objectives, including operational goals, financial goals, protection from erosion of asset value, and market evaluation to assess the project’s ability to successfully compete.
